Alpa Abi on the promenade in Antalya

I am Alpa Abi. Most people know me from Instagram, where I have shown for years what life in Turkey is really like. Not the glossy version. More than 175,000 people watch there, and quite a few of them eventually asked me the same question: Alpa Abi, how do I buy a house here without being ripped off?

That is why I took the state exam to become a property consultant and got my estate agent licence (in Turkey it is called Yetki Belgesi). Since then I have been advising officially, with my own company. Anyone who sells you a house in Turkey needs exactly that. Ask your next agent about it.

What we do: We listen to what you want. We search our network. We drive out and look at the property before you see it. We check the Tapu (title deed), the building permit and the Iskan (occupancy permit). We sit with you at the notary and at the land registry office. And when you have the key, you still have our number.

What we don’t do: Push you. If a property is no good, we tell you, even if it costs us a sale. Alpa Abi’s name is on Instagram, so we can’t afford bad deals.

What people ask us before buying

The questions Alpa Abi gets asked most often on Instagram.

Can I buy a house in Turkey as a foreigner?

Yes. Buyers from the UK and Europe can buy apartments, houses and plots of land in Turkey. Only military zones and a few sensitive areas are off limits, and we know them. For plots there is a cap on the total area, but for an apartment or a house it does not matter.

What does a house in Turkey cost?

It depends on the place and the property, and we give you prices for specific houses, not from a table. Apartments in Alanya or Manavgat start well under 100,000 euros. Villas with a pool and sea view cost correspondingly more. Tell us your budget, and we will tell you what you can get for it.

What additional costs come on top?

Allow roughly 4 to 5 per cent of the purchase price: Tapu fee, valuation report, DASK insurance. For new builds, VAT may be added. We work out the exact total before you buy, so there are no surprises.

Can I move abroad with the house and live there?

A property can be the basis for a residence permit. The minimum values and the list of closed neighbourhoods change often, so we check this for your case before you buy. Many of the people who write to us are retirees who want to spend the winter here or move over for good. For citizenship by investment, the threshold is 400,000 US dollars, with a three-year holding period.

When does the house really belong to me?

Only with the entry in the land registry (Tapu) in your name. Not with the contract, not with the deposit. The transfer at the land registry office takes one day when the documents are complete, and we sit next to you.

Do I have to come to Turkey for this?

For the viewing we recommend it, even though we send you videos. You can have the purchase itself handled with a power of attorney if you cannot be here. We will talk through how that works.
