Property for Sale on the Black Sea in Turkey
The Black Sea coast in the north of Turkey is green, mountainous and rainy: tea plantations down to the water, hazelnut groves, high plateaus, port cities with airports. Property for sale on the Black Sea in Turkey means a flat with a sea view in Trabzon or Samsun, a villa on the hillside in Ordu, a house in the green near Rize. We show you what fits.
Morning in Trabzon: mist hangs on the slopes, the tea comes from Rize, the bread from the baker is still warm, and below lies the sea, grey and smooth. On Sunday you drive up to the plateau, picnic on the meadow, cows, mist, silence. In the evening it rains on the balcony, and you do not mind.
The Black Sea in three paragraphs
The region runs along the north coast. Samsun lies in the middle, Ordu and Trabzon further east, Rize just before the Georgian border. There are airports in Trabzon (TZX), Samsun (SZF) and Ordu-Giresun (OGU), and Rize-Artvin (RIZ) is added to those.
The climate is mild and damp, and the landscape is greener than anywhere else in Turkey. Turks and guests from the Gulf states holiday here, and European buyers are rare. The region lives from tea, hazelnuts, trade and universities, and less from beach tourism.

Property for sale on the Black Sea in Turkey: flat, house or plot
Buying a flat on the Black Sea
Flats come as new-builds in the cities and coastal towns, often on hillsides with a view of the sea.
Buying a house or villa
Houses and villas stand on the hillsides above the coast and on the plateaus inland.
Buying a plot
You find plots inland. We check slope, servicing and access for you, which matters more here than elsewhere.
By the sea, with a sea view or an affordable start
A sea view is almost standard on the Black Sea coast, because the cities sit on slopes and the sea is below. You find flats with a sea view in new-build complexes in Trabzon, Samsun and Ordu, often with a pool and security. Villas with a pool stand on the hillsides above the coast, with a view of water and mountains at once. You can get in affordably with flats in Samsun or Ordu, while Trabzon has become more expensive through demand from the Gulf states. Do not expect a beach holiday like on the south coast, and we tell you that openly.
Why the Black Sea
- Green, mild, never too hot
- Fewer tourists, everyday life instead of scenery
- Demand from abroad is growing, above all in Trabzon
What we clarify for you
- A lot of rain, which is the price of the green
- Fewer direct flights from Germany
- We check hillside locations, servicing and access

An afternoon on the Black Sea says more than ten listings
When you come, we drive around the area together. Before that, we send you what we have seen.
Plan a viewing on the Black SeaYour Black Sea purchase, step by step with us
On the Black Sea we work with a network on the ground and coordinate everything from Antalya. We listen, look for suitable properties, have them viewed and send you photos, video and an honest opinion. We check the Tapu (title deed), building permit, Iskan (occupancy permit) and any charges, and on hillsides also servicing and access. We work out the additional costs for you beforehand, and someone is with you at the notary and the land registry office. Advice costs nothing, and if a property is no good, we say so.
And the additional costs?
Around 4 to 5 percent, whether Black Sea or anywhere else. The biggest item is the Tapu fee of 4 percent, plus the valuation report and compulsory insurance. We work it out for you before you sign. Details: additional costs, process.
What you want to know about the Black Sea
Is the Black Sea suitable for a beach holiday?
Only to a degree. There are beaches, mainly near Samsun, but the region lives from nature, mountains and plateaus, and less from beach holidays. If you want to swim, go to the south coast. If you want to hike and breathe, come here.
Which Black Sea city suits me?
Trabzon if you want a city, an airport and rental demand. Samsun if you want a big city with a promenade and a university. Ordu for quiet and a sea view from the hill, Rize for tea, mountains and a great deal of green.
How do I get there from Europe?
There are flights to Trabzon and Samsun from Germany, often with a change in Istanbul, some direct. For Ordu-Giresun and Rize you usually travel via Istanbul.
Can I buy on the Black Sea as a foreigner?
Yes, buyers from the UK and Europe can buy flats, houses and plots, except in military zones and sensitive areas, which we check beforehand. You need a tax number and a Turkish bank account, and ownership passes with the entry in the Tapu.
What do I need to watch with hillside locations?
We clarify that for you: we look at servicing, access, slope stabilisation and the building permit before you see a property. DASK (compulsory earthquake insurance) is a must, and without it there is no electricity.
