New buildings and high-rises in Ankara

Property for Sale in Ankara: Flat in Çankaya, Complex in Çayyolu

Ankara is the capital: ministries, embassies, universities, hospitals, and a housing market that lives from everyday life, not from holidays. Property for sale in Ankara means a home for work or study, or an investment flat with tenants all year round.

Saturday in Çankaya: breakfast in a café with menemen and tea, then through the park, snow in winter, dry and clear air in summer. In the evening a concert or dinner in Kızılay, and the metro takes you home. The tenants of your flat in Çayyolu are civil servants, and they stay for a long time.

Where Ankara lies and how it feels

Ankara lies inland in Anatolia, at about 900 metres above sea level. Esenboğa airport (ESB) has connections to Europe, and Istanbul is about four hours away by high-speed train.

Ankara is planned, green in its districts, matter-of-fact in tone. Çankaya with embassies and cafés, Kızılay as the centre, new districts in the west such as Çayyolu with residential complexes. No sea, but parks, theatres, universities and winters with snow.

Property for sale in Ankara: flat, house or plot

Buying a flat in Ankara

Resale and new-build flats in many districts, from Çankaya to Çayyolu.

Buying a house or villa

Houses and villas stand on the edge of the city, often in complexes with a garden.

Buying a plot

You will find plots on the edge of the city, and we check whether you can build on them beforehand.

By the sea, with sea views or an affordable start

There is no sea in Ankara, and we say so straight away. What you do get here are residential complexes with a pool, green spaces and security in the new districts in the west, cheaper than comparable complexes on the coast. Villas with a garden stand on the edge of the city. If you want to start affordably, look at resale flats in established districts close to the university or the ministries, where the tenants are reliable.

Why Ankara

  • Steady demand from the administration and universities
  • Usually cheaper than coastal locations
  • Airport with flights to Europe

The catches we take off your hands

  • No sea
  • Cold winters with snow

How we help you in Ankara

In Ankara we work with our network on the ground and coordinate from Antalya. We listen, search, have the flat viewed, send you photos, video and an honest opinion, check the Tapu (title deed), the building permit, the Iskan (occupancy permit) and encumbrances, and calculate the additional costs. Someone goes with you to the notary and the land registry. Advice costs nothing.

Additional costs in Ankara

On a purchase price of 100,000 euros, about 4,000 euros Tapu fee is added, plus a valuation report and DASK (compulsory earthquake insurance). In Ankara this is no different from anywhere else in Turkey. You get the calculation for your property from us before the purchase. More in the purchase costs guide and the buying process guide.

Before you fly to Ankara

Is Ankara suitable for holiday property?

No, Ankara is a residential and investment market. If you are looking for a holiday home by the sea, look at Antalya or Alanya. If you want a flat to live in or let in a capital city, this is the right place.

Which districts are good for living?

Çankaya is the classic address with embassies and cafés, Çayyolu and the districts in the west have new-build complexes with a pool, and Kızılay is the centre. What suits you depends on where you work or study.

Is Ankara worth it for rentals?

For long-term rentals, yes. Civil servants, diplomats and students create demand all year round, and purchase prices are lower than in Istanbul and on the coast.

Do I need a Turkish account for the purchase?

Yes, you need a tax number and a Turkish bank account for the purchase, and we help you with that. Ownership only arises with the entry in the Tapu, the transfer at the land registry, which takes one day if the documents are complete.
