View through a rock tunnel onto the promenade of Alanya

Property for sale at Cleopatra Beach in Alanya

Looking for property for sale in Cleopatra Beach Alanya? The beach lies west of the castle hill, right in the centre of the city. Buy an apartment here and you have the promenade, beach and old town on foot, and often the sea from your balcony.

Cleopatra Beach at a glance

Cleopatra Beach is the city beach of Alanya on the west side of the castle hill, a good two kilometres of fine sand with the promenade behind it and the cable car up to the castle at the eastern end. Right behind it begins the centre: cafés, restaurants, supermarkets, the weekly market, clinics, buses in every direction. Here you do not live in a complex on the edge of town but in the city, with the sea as your neighbour.

From Gazipaşa airport it is about 45 minutes, from Antalya airport around two hours.

Investors, because apartments in the centre are in demand all year, from winter visitors as well as locals. And anyone who knows Alanya from holidays and has exactly this picture in mind: Sunday morning, coffee on the balcony, the promenade below, the castle opposite in the first light.

Property for sale in Cleopatra Beach Alanya: apartment, house, land

Buying an apartment

This is almost always about apartments in existing buildings: blocks from the last twenty or thirty years, many with sea views on the upper floors, some right on the promenade in the front row. New build is rare in the centre because hardly any space is left. In return the apartments are often larger than in the new complexes.

Buying a house

There are no detached houses on the beach itself. Villas with a view of Cleopatra Beach stand up on the castle hill and on the slopes towards the west.

Buying land

Plots in the centre are the exception. If you want to build, look at Oba or the districts further out.

What speaks for Cleopatra Beach

  • Beach, promenade and centre on foot, no car needed
  • Sea views in existing buildings, often with a view of the castle
  • In demand all year, also for letting

What we check for you

For older buildings we look at the year built, the condition and whether the building meets current earthquake regulations. We read the Tapu (title deed), check Iskan (occupancy permit), and ask about Aidat (monthly service charge) and reserves. Alpa Abi knows the centre of Alanya and goes there before you fly, with photos, video and an honest opinion.

Costs and process when buying

Apartments in the centre cost more than in Mahmutlar or Avsallar, and the sea view comes on top; we give you prices for specific properties. The additional costs are roughly 4 to 5 per cent: 4 per cent Tapu fee, valuation report, DASK (compulsory earthquake insurance), translation. More in the guide to purchase costs and in the guide to the buying process.
