Apartment for rent in Turkey: your place by the sea without buying straight away

Looking for an apartment to rent in Turkey, in Antalya, Alanya, Side or Mersin, for the winter or a whole year? We find it from our network, translate the contract and are there when you move in.

Renting an apartment in Turkey: how to start

You tell us which town you want to live in, how many rooms you need, whether you want a sea view or would rather be close to the market, and for how long. We ask around our network, property managers, owners and agents we have known for years, and send you apartments we have seen ourselves, with video. You decide whether you come to view or trust us. We are there for the contract, the deposit and the move-in.

An example: a retired woman from Hamburg wanted to spend the winter in Alanya before buying. Two rooms in Oba, south-facing balcony, supermarket round the corner. In March she sat on the balcony and said she did not want to go back. In summer she bought two streets away.

Where renting makes sense

In Antalya, Konyaaltı and Lara for city life with a beach; in Alanya, Oba, Mahmutlar and Kestel with many European neighbours; in Side, quieter and flatter; in Mersin, cheaper and more Turkish. In complexes with pool, caretaker and security the Aidat is higher, but everything is taken care of. In the town centre you pay less in service charges and are right in the middle of life.

What a rented apartment costs

The rent depends on town, location, condition and season. A two-room apartment in Mersin costs much less than the same apartment with a sea view in Antalya. On top come Aidat, electricity, water and internet. One to two months’ rent as a deposit is usual, and for tenants from abroad often several months in advance. For a specific apartment we work out what it all costs per month, so you can compare.

Rental contract and deposit

The contract is in Turkish; we translate it and explain it to you sentence by sentence. Certified by a notary, it also serves as proof of address for a residence permit. Rent increases have legal limits, and a running contract protects you from being given notice overnight. When you move in we take photos and note the meter readings, so you get your deposit back when you leave.

Furnished or unfurnished

Most long-term apartments on the coast are furnished, often with air conditioning, appliances and dishes. You arrive with your suitcase and live. Unfurnished apartments are cheaper but only pay off if you stay longer. We tell you honestly what fits your plan.

Rent first, buy later

Many who rent with us buy in the same town a year later. By then we know you, your taste and your budget, and you know the town in winter and summer. How buying works is under Buy an apartment in Turkey. A whole house for rent is under House for rent in Turkey.

Frequently asked questions

What do I need to rent an apartment in Turkey?

A passport, a Turkish tax number, which you get at the tax office in one morning, and the deposit. The rest, contract and connecting electricity and water, we do with you.

How long does a rental contract run?

One year with automatic renewal is usual. For the winter six months is often possible; shorter becomes holiday letting, which is regulated differently.

Are the apartments furnished?

On the coast mostly yes, with air conditioning, kitchen and washing machine. Unfurnished apartments are cheaper and pay off for longer stays.

Can the landlord raise the rent every year?

Only within the legal limit, which follows official inflation. We tell you what currently applies and make sure it is in the contract.

What does your help finding an apartment cost?

When a rental is arranged, the tenant in Turkey usually pays about one month’s rent as commission. We tell you beforehand, before you sign anything.
