Sell your house or apartment in Turkey: honest valuation, quick sale
You own a house or an apartment in Turkey and want to sell? We tell you what it is really worth today, show it to the people who are already asking us for exactly this kind of home, and stay by your side until the handover at the land registry.
Selling a house in Turkey: how it works with us
You tell us where your house or apartment is and why you want to sell. We look at the property, on site or by video, and give you a price that buyers will actually pay. Then we take photos and a video, write the listing in English, German and Turkish and show your home first to the people who have already asked us for exactly this location. We handle the viewings, so you do not have to fly to Turkey every time.
Picture this: the apartment in Alanya where you spent ten summers goes to a family who step onto the balcony on their first visit and fall silent, because the castle is glowing in the evening light. Those are the buyers we look for. Not bargain hunters, but people who want the life inside.
What your house or apartment is worth
The price depends on the town, the location within it, condition, year of construction, sea view and what is currently selling in your complex or street. We know the prices because we talk to buyers and sellers in Antalya, Alanya, Side, Mersin and on the Aegean every week. We tell you honestly if your asking price is too high, because a home that sits online for a year at the wrong price ends up selling for less than one priced right from day one.
Documents you need to sell
The Tapu (title deed), the Iskan (habitation certificate), the DASK earthquake insurance, the energy performance certificate, which has been mandatory for sales in Turkey for several years, and proof that service charges (Aidat), electricity and water are paid. If the buyer is a foreigner, an official valuation report is also required. If anything is missing, we sort it out with you. If you cannot attend the appointment yourself, the sale can go through with a notarised power of attorney, and we sit at the land registry on your behalf.
Taxes and costs when selling
If you sell at a profit within five years of buying, capital gains tax may apply in Turkey. After five years the sale is tax-free. On top of that comes the title deed fee, which by law is split between buyer and seller and in practice is often negotiated differently. How this looks in your case and what ends up in your bank account, we work out before the first viewing. We discuss our commission openly at the start, not at the end.
From buyer to handover
We check that the buyer can pay before we arrange viewings. We are there for the preliminary contract, the payment through the bank and the land registry appointment, with a sworn interpreter if one side does not speak Turkish. The Tapu is only transferred once the money is with you. Afterwards we transfer electricity, water and Aidat, so nobody sends you bills for a home that is no longer yours. We take care of everything from A to Z.
Selling and buying somewhere else?
Many sell the small apartment in a complex and buy a house or a villa, or move from Alanya to the Aegean. We handle both from one hand, so the sale and the purchase fit together and you are not stuck between two properties for months.

How long does it take to sell a house in Turkey?
With a realistic price and good photos we often find interested buyers for apartments in Antalya, Alanya or Side within a few weeks. The land registry appointment itself takes half a day.
Do I have to come to Turkey to sell?
No. With a notarised power of attorney the sale can take place without you. We represent you at the appointment, and the money goes straight to your account.
Which documents do I need?
Tapu, Iskan, DASK insurance, energy performance certificate and proof of paid running costs. If a foreigner buys, an official valuation report as well. Whatever is missing, we get together.
Do I pay tax when I sell?
Within five years of your purchase, capital gains tax may apply to the profit; after that the sale is tax-free. The title deed fee comes on top. We work out beforehand what you keep.
What does selling through you cost?
Valuation and advice are free. Like any agent we earn a commission on a successful sale, and we discuss it openly at the start.
