Property purchase costs in Turkey
If you buy an apartment or a house in Turkey, you pay roughly 4 to 5 per cent in extra costs on top of the purchase price. The biggest item is the Tapu (title deed) fee of 4 per cent of the declared purchase price; by law buyer and seller each pay 2 per cent, in practice the buyer usually pays, and this is negotiable. Then come the valuation report, the earthquake insurance DASK (compulsory earthquake insurance), translator and power of attorney. For new builds, VAT may apply.
The items at a glance
| Item | Amount |
|---|---|
| Tapu fee | 4 % of the declared purchase price |
| VAT on new builds | 1 to 20 %, depending on size and status |
| Valuation report | from about 5,000 TL, required for the transfer |
| DASK earthquake insurance | Compulsory, no electricity connection without DASK |
| Property tax | about 0.1 to 0.3 % a year on the cadastral value |
| Total extra costs | roughly 4 to 5 % of the purchase price |
The calculator works with the 4 per cent Tapu fee. Valuation, DASK and translation depend on the property, so we give you the exact figures as soon as we know which apartment or house it will be. For a new build we first clarify which VAT rate applies, so there are no surprises at the end.
What you pay on an ongoing basis
After the purchase you pay property tax every year, about 0.1 to 0.3 per cent of the cadastral value. DASK is renewed every year, and in a complex you also pay the Aidat (monthly service charge), the monthly levy for the pool, garden and caretaker. Electricity, water and internet are put in your name after handover; we help with the transfer.
